The Agricultural Reserve spans an impressive 22,000 acres between Clint Moore Road and Hypoluxo Road, and the builders here must adhere to strict regulations. They are required to keep 60% of their site as open space, although there is some flexibility to preserve land off-site to meet this requirement. GL Homes is employing easements to limit development on the parcels they purchase, which brings to light some transparency concerns among local officials, as development rights sales are kept under wraps while off-site parcel prices remain public, as noted by the Palm Beach Post.
A Grand Development Plan
But there’s even more on the table—GL Homes aims to construct a large housing development along U.S. Route 441, just west of Boca Raton, with plans for 1,000 new homes slated for construction, including 277 workforce housing units, a synagogue, and a park. This ambitious project will require the company to engage in a „land swap“ with Palm Beach County to facilitate the development.
In exchange, GL Homes promises to offer the county $100 million in land for preservation, along with a water resource project. Vice President Kevin Ratteree claims this project aligns well with the county’s objectives, while President Misha Ezratti acknowledges the ongoing challenges regarding water quality and the lack of affordable workforce housing in the area. However, all this progress won’t come without opposition.
