In a move that aims to address the pressing need for affordable housing in Brevard County, a new apartment complex is set to rise in the West Cocoa area. With an investment of $80 million, this development will bring an impressive 360 new units to a community that is grappling with a significant shortfall in affordable living spaces. The planned location is conveniently situated at the corner of South Burnett Road and Parrish Road, making it easily accessible for local families.
The new complex will feature a mix of apartment sizes, including 90 two-bedroom, 180 three-bedroom, and 90 four-bedroom units, spanning across 15 three-story buildings. Residents will also have access to various amenities, such as a clubhouse, fitness center, and pool, enhancing the sense of community. According to Florida Today, the construction is expected to kick off in the fall of 2026, with families potentially moving in by the fall of 2028.

The new apartments will be specifically available to families earning 60% or less of the area’s median income, which ensures that essential workers can find suitable housing. The Brevard County Housing Finance Authority will play a key role in funding this project, issuing $80 million in bonds that will be repaid over the next 30 years.
The developer, Dominion, has made a commitment to maintain affordable rental rates for a minimum of 30 years, thanks to a deed restriction attached to the project. Although the final lease rates haven’t yet been determined, it’s clear that this development represents a significant step forward for those struggling in the rental market.
