In an exciting move for Palm Bay, a new mixed-use development, Lotis Palm Bay, is on the horizon. This ambitious project aims to bring over 1,300 homes to the area, advancing through the recent meeting of the city’s Planning and Zoning Board held on August 6, 2025. A final approval from the City Council is still needed, but early indications suggest that the Council is supportive of this significant development. Spanning 353 acres near Micco Road, just east of Interstate 95, this project is anticipated to take about 10 years to complete according to Florida Today.

What’s included in this extensive plan? Lotis Palm Bay will comprise 687 detached single-family homes, 156 attached single-family homes, and 529 multi-family units. Not just a place to live, it will feature over 80 acres of parks and green space, alongside 82,600 square feet of commercial space and a 20,000-square-foot daycare facility. There’s even the possibility of adding a cellular tower to enhance connectivity for residents. This development reflects the growing trend towards mixed-use design, which promotes vibrant, sustainable communities by merging residential, commercial, and recreational spaces. Community Infrastructure Improvements

To support this development, the city has been busy bolstering its infrastructure. This includes the expansion of a water treatment plant and the near completion of a wastewater treatment facility. Plans are already underway to adapt local schools: Sunrise Elementary may be converted into a K-8 school with added classrooms and an outdoor track, while Westside Elementary is expected to gain 12 new classrooms by the 2026-27 school year. Bayside High School, which currently operates at 90% capacity, is slated for a two-story expansion to accommodate 700 additional students by the 2027-28 school year. This forward-thinking approach aims to ensure that quality education keeps pace with the rapid growth of the community.
