On August 25, a presentation at the Holiday Springs Clubhouse provided residents with a glimpse into the future. The proposed development will boast approximately 400 apartment units in four- and five-story buildings, alongside about 300 two-story townhomes. The plan also includes a charming array of neighborhood retailers, restaurants, and a 14,000-square-foot clubhouse exclusively for residents. More notably, a stunning 45-acre lake and 67 acres of open space, along with four pocket parks and 3.5 miles of walking trails, are set to invite the community into an outdoor lifestyle.

Despite the excitement surrounding the project, not everyone is thrilled about the changes. Local residents such as Marie Kennedy, Allen Kopelman, John Demming, and Maria Demming have expressed concerns regarding potential strains on infrastructure, increased traffic, and loss of views from their homes. With worries rising among some, it’s clear that Rosemurgy Properties has a balancing act ahead as they seek to secure zoning changes from the Margate commission to move forward.
But the Carolina Golf Club isn’t the only site on the horizon for mixed-use development in Margate. According to the Community Redevelopment Agency, planning for the Margate City Center is well underway, anticipated to cover an area of about 50 acres at the pivotal intersection of Margate Boulevard and State Road 7. City leaders, alongside Brookfield Properties, have been busy assembling a skilled team to develop preliminary plans with a community meeting expected soon. The push for a vibrant downtown destination is palpable, with Mayor Arlene Schwartz hoping for an development that will bring excitement and liveliness to the heart of Margate.
